Property tax calculator
Check what your Tennessee bill is built on, and what would come off it if the county's value were wrong. Your address is the only thing we need.
Start typing and pick your address — we'll pull the county's assessment ourselves.
Your savings potential
Pick your address above. We read the county's own appraised value, apply the certified rate, and show what a successful appeal would be worth.
- The county's appraised value
- Straight off the assessor's roll — not an estimate, and not something we ask you to look up.
- What that costs you a year
- The appraised value at your county's certified rate, which is what the Trustee actually bills.
- What a reduction is worth
- Per year, and across the whole reassessment cycle, because a win holds until the next one.
The three things people ask next
Why is my bill different from my neighbour's?
Because it is computed from the county's appraised value for your parcel, not from what either of you paid. Two identical houses on the same street can carry different values if the roll has different square footage, a different condition grade, or a finished basement one of them does not have.
Does a lower bill mean a lower house value?
No. An appeal argues about what the county's model says on 1 January of the tax year, using recorded sales. It does not appear in a title search, it does not follow the property, and it has no bearing on what a buyer will pay you.
What actually moves a value?
Recorded sales of genuinely comparable property, and errors on your own record card — the square footage, the bathroom count, the year built, the condition grade. Those are the two arguments the assessor is set up to accept.
More of them are answered in the guides, and the savings estimator shows the arithmetic behind the number above.
