Nothing upfront, and nothing at all unless it works
One plan. We build the case, file it and argue it. If your assessment drops, we take 40% of the first year's saving on a home you live in, or 30% on a rental or commercial property.

What that came to last season
Our own 2026 Davidson filings, averaged across the ones that won. The fee is a share of a real number, so it is worth seeing the real numbers.
Average first-year saving
$809
Across our filings that came back lower.
Average fee on a win
$324
40% of that first year, charged once.
Charged when we lost
$0
We invoiced only the filings that came back lower.
A reduction holds until the county reappraises, so the saving repeats for the rest of the cycle while the fee does not. Past results are not a prediction — the assessor decides, not us.
What the fee covers, and what it doesn't
One service, described in full. Nothing below is in an asterisk somewhere else.
Included, every time
- The whole informal review, start to finish
- Comparable sales pulled and analysed for your parcel
- Your county record card checked for errors
- The evidence packet built and filed with the assessor
- Every exchange with the assessor's office handled for you
- An email when your appeal actually moves, not just at the end
- An honest read on whether to file at all
Not included
A formal appeal to the county Board of Equalization
If the informal review does not land, we tell you whether the Board is worth it and hand you everything we built. Going there is a separate engagement — we never start one without asking you first.
Paying your tax bill, or anything owed to the county
We change what you are assessed at. The Trustee still bills you, and that bill is still yours to pay.
Legal, tax or investment advice
We prepare and argue property tax appeals. For advice on your taxes or your title, see a professional in that field — the disclaimer spells this out.
A guaranteed reduction
The assessor decides, not us. That is exactly why the fee is a share of what you actually save, and nothing at all when your assessment holds.
What else you could do
Three real options, described the way we would describe them to a neighbour.
A tax rep on contingency
The going rate in Nashville is 25–50% of the first year's saving, and the good ones take commercial work first. Same structure as ours, without the part where we tell you not to file.
A flat annual subscription
About $99 a year, charged whether or not an appeal is worth filing — and it is only worth filing some years. A service paid to file every year is not free to advise you against it.
Doing it yourself
Genuinely the cheapest, and it works: Nashville owners filing alone won just as often as the tax reps did. It costs a weekend of pulling sales and reading your record card. The guides are free, and they are honest about that.
Questions about any of this? Ask us, or read how the appeal actually runs.
Find out if you have a case
The evaluation is free and it tells you when the answer is no. Filing for 2027 opens in January 2027.
