How Rutherford County figures your tax bill
Rutherford County set new values for every property in 2026, and the county rate came down from $1.8762 to $1.4885. Your bill depends on how your own value moved against the county as a whole.
The county starts with your appraised value. That is what the Assessor says your property is worth. A home is taxed on 25% of it. That part is the assessed value. The tax rate is a charge on each $100 of assessed value.
Appraised value × 25% = assessed value
Assessed value ÷ 100 × tax rate = tax for the year
A property inside a city pays the county tax and the city tax. The table shows the two rates together. A property outside a city pays the county rate, $1.4885.
The Murfreesboro rate is $2.2414. At that rate a home pays $560.35 a year for each $100,000 of appraised value. $100,000 × 25% is $25,000 of assessed value. $25,000 ÷ 100 × $2.2414 is $560.35.
| City or district | 2026 rate for each $100 assessed | A home’s tax for each $100,000 appraised |
|---|---|---|
| Murfreesboro | $2.2414 | $560.35 |
| Outside a city | $1.4885 | $372.13 |
| EaglevilleWith the city's certified rate. | $1.7978 | $449.45 |
| La VergneWith the city's certified rate. | $1.9244 | $481.10 |
| SmyrnaWith the city's certified rate. | $1.9143 | $478.58 |
These are the 2026 rates, as the Assessor published them. A commercial property is taxed on 40% of its appraised value, at the same rates.

When the bill comes and when it is due
The county tax can be paid from the first Monday of October. Pay in full by the last day of February to avoid interest. The Assessor sets your value. The Trustee sends the bill and takes the payment.
Interest is 1.5% for each month from March 1. The county gives no discount for an early payment. The Assessor released a certified rate for each city in June 2026. Murfreesboro set its rate at that figure. Eagleville, La Vergne and Smyrna may set a higher one. The Trustee has a second office at 205 I Street in Smyrna. The Trustee also collects the city tax for Smyrna and Eagleville, on one bill with the county tax. Murfreesboro and La Vergne send their own bills. Murfreesboro mailed its 2026 bills on October 1, 2026, and they are due by February 28, 2027. The city’s tax office is at City Hall, 111 West Vine Street, and its phone number is (615) 893-5210.

The Rutherford County Assessor of Property
Rob Mitchell is the Assessor of Property for Rutherford County. The office sets the appraised value of every property in the county. It does not set the tax rate, and it does not collect the tax.

- Website
- rcpatn.com
The Assessor’s website is rcpatn.com. Each property has a record there. The record shows the appraised value, the land and the building details.
Read the building details on your record. A wrong square footage, an extra bathroom or a basement marked as finished raises the value. If a detail is wrong, tell the Assessor’s office.
If your appraised value looks too high
You can ask the Assessor to look at your value again. This is the informal review. It costs nothing.
When to file
The Assessor has not published dates for the informal review. Ask before the county Board meets in June. The Assessor makes Board appointments from the first week of May.
How the review works in Rutherford County
Call the Assessor’s office at (615) 898-7750. You can also visit the office, or send the request by mail or by email. A real property appraiser then reviews the record, corrects any errors, and talks with you about the value.
A review can lower your value, leave it the same or raise it.
What to send
Send facts about the value. The Assessor sets the value and does not set the tax rate, so a complaint about the bill does not help.

- Recent sales of similar homes near yours, for less than your appraised value.
- Errors in your record, such as the wrong square footage or a basement marked as finished.
- Photos and repair estimates for problems that lower the value.
- Your closing statement, if you bought the home for less than its appraised value.
More evidence helps. A price estimate from a website is not a sale, and an assessor does not count it. See how to find comparable sales and the Tennessee appeal guide.
If the Assessor keeps your value
The next step is the Rutherford County Board of Equalization. The Board hears appeals in June only. The Assessor’s office makes the appointments from the first week of May, at (615) 898-7750. After the county Board, you can appeal to the State Board of Equalization. See the appeal dates for every Tennessee county.

Tax relief and tax freeze in Rutherford County
Tennessee has programs that lower the tax for some homeowners. They do not change your appraised value. You can use a program and also ask for a review of your value.
Tax relief. For owners age 65 or older, owners with a disability, and disabled veterans or their surviving spouses. For the first two groups, the combined 2025 income of the owners and the applicant’s spouse must be $38,470 or less. The program pays part of the tax as a credit, and you do not repay it.
Tax freeze. For owners age 65 or older by December 31, 2026. The combined 2025 income must be $63,470 or less. The program holds the tax on your home at the amount for the year you qualify. The county’s freeze covers the county tax. La Vergne, Murfreesboro and Smyrna each have a freeze for the city tax. The income limit is $63,470 in each.
These are the limits for the 2026 tax year. Apply at the office of the Trustee by April 5, 2027. You can apply when you receive your 2026 tax bill. The phone number is (615) 898-7705.
Call the Trustee’s office for an appointment. The office is in Room 102 of the Historic Courthouse on the Murfreesboro square. The freeze covers your home and up to five acres of land. For the city tax in Murfreesboro or La Vergne, apply to the city as well.
When Rutherford County reappraises
Rutherford County set new values for every property in 2026. The next reappraisal is in 2030, on the state Comptroller’s schedule.
The county is on a 4-year cycle. You can ask for a review in any year. You do not have to wait for the next reappraisal.
Your value stays the same between reappraisals unless the property changes or a review changes it. A sale does not reset it. If you bought your home for less than its appraised value, the county keeps the higher value until you ask for a review. See how a purchase price can lower your value.
A reappraisal does not raise the county’s total tax by itself. State law makes the county set a rate that brings in the same total as before. The county commission then votes on the rate for the year.
