Tennessee property tax rates by county

The county rate, the last reappraisal and the next one for all 95 counties. Every figure is from the state Comptroller or the county's own office.

Each county sets one tax rate. It is a charge on each $100 of assessed value. A home is assessed at 25% of its appraised value, so the table also shows what a home pays in a year for each $100,000 of appraised value.

The rate in the table is for property outside a city. A city adds its own rate, and some school districts do too. The property tax calculator has every city.

The year of each rate

Most rates are the 2025 certified rates, the latest the state has published. The year is under each rate. Hamilton, Knox, Montgomery, Rutherford, Shelby and Williamson show a 2026 rate that the county's own offices have published.

26 counties set new values in 2026 and do not have a newer rate here yet. A reappraisal changes the rate, so the 2026 rate in those counties is different from the one shown. The table marks each one.

When counties reappraise

In a reappraisal the Assessor sets a new value for every property in the county. Tennessee counties reappraise every 2 to 6 years, on a schedule the state Comptroller keeps.

20 counties reappraise in 2027: Bledsoe, Claiborne, Clay, Cumberland, Franklin, Giles, Hancock, Hardeman, Hardin, Madison, Marshall, McMinn, McNairy, Obion, Stewart, Sullivan, Trousdale, Unicoi, Union and Weakley.

A reappraisal does not raise the county’s total tax by itself. State law makes the county set a rate that brings in the same total as before. Your own bill moves with your value against the county as a whole. If the new value is too high, you can ask the Assessor to review it. See the appeal dates for every Tennessee county.

Tax relief and tax freeze

Tax relief is a state program, and every county has it. For the 2026 tax year, an owner age 65 or older or with a disability qualifies with a 2025 income of $38,470 or less.

The tax freeze is a local program for owners age 65 or older. 28counties have adopted it. The income limit is in the table. “None” means the county has no freeze, though a city in it may have one. See how the Tennessee relief programs work.

Questions about Tennessee property tax rates

What is the property tax rate in Tennessee?
Tennessee has no single rate and no state property tax. Each of the 95 counties sets a rate, and a city can add its own. The rate is a charge on each $100 of assessed value, and a home is assessed at 25% of its appraised value.
How do I figure my Tennessee property tax?
Multiply your appraised value by 25% for a home, divide by 100, and multiply by the rate for your county and city. Commercial property uses 40%. The property tax calculator on TN.tax does the sum for every county and city.
How often do Tennessee counties reappraise?
Every 2 to 6 years. Each county is on a cycle of 2, 3, 4, 5 or 6 years, on the state Comptroller's schedule. 20 counties reappraise in 2027.
Does a reappraisal raise my property tax?
Not by itself. State law makes the county set a certified rate that brings in the same total tax as before the reappraisal. Your own bill goes up if your value rose more than the county as a whole, and down if it rose less.
Which Tennessee counties have a property tax freeze?
28 counties: Anderson, Bledsoe, Blount, Bradley, Campbell, Coffee, Davidson, DeKalb, Franklin, Hamblen, Hancock, Haywood, Hickman, Knox, Madison, Montgomery, Perry, Putnam, Roane, Robertson, Rutherford, Sevier, Shelby, Smith, Sumner, Union, Williamson and Wilson. The freeze is for owners age 65 or older under an income limit that each county's row shows. Some cities have a freeze of their own.
