How Wilson County figures your tax bill

Wilson County set new values for every property in 2026. Mt. Juliet and Lebanon add a city rate to the county rate, and part of the county is in the Lebanon Special School District, which adds its own.

The county starts with your appraised value. That is what the Assessor says your property is worth. A home is taxed on 25% of it. That part is the assessed value. The tax rate is a charge on each $100 of assessed value.

Appraised value × 25% = assessed value
Assessed value ÷ 100 × tax rate = tax for the year

A property inside a city pays the county tax and the city tax. The table shows the two rates together. A property outside a city pays the county rate, $1.9089.

The county rate is $1.9089. At that rate a home pays $477.23 a year for each $100,000 of appraised value. $100,000 × 25% is $25,000 of assessed value. $25,000 ÷ 100 × $1.9089 is $477.23.

Lebanon, outside the Lebanon Special School District$2.5944$648.60
Mt. Juliet$2.1989$549.73
Watertown$2.5116$627.90

These are the 2025 certified rates, the latest the state has published. Wilson County reappraised in 2026, and a reappraisal changes the rate. Ask the Trustee for the 2026 rate. A commercial property is taxed on 40% of its appraised value, at the same rates.

The Wilson County Assessor of Property

Stephen Goodall is the Assessor of Property for Wilson County. The office sets the appraised value of every property in the county. It does not set the tax rate, and it does not collect the tax.

Wilson County’s property records are on the state’s Tennessee Property Assessment Data site, assessment.cot.tn.gov. Choose Wilson County, then search by owner, address or parcel. The record shows the appraised value, the land and the building details.

Read the building details on your record. A wrong square footage, an extra bathroom or a basement marked as finished raises the value. If a detail is wrong, tell the Assessor’s office.

If your appraised value looks too high

You can ask the Assessor to look at your value again. This is the informal review. It costs nothing.

When to file

In 2026, a reappraisal year, the Assessor took review requests by phone from late May. The Assessor has not published dates for 2027.

How the review works in Wilson County

Call the Assessor’s call center at (615) 444-8661, Monday to Friday, 8:00 a.m. to 4:00 p.m. In a reappraisal year the Assessor must use the sales of the year before. For 2026 those were the 2025 sales. A sale to compare should be close to your home in age and features, and within 20% of its square footage.

A review can lower your value, leave it the same or raise it.

What to send

Send facts about the value. The Assessor sets the value and does not set the tax rate, so a complaint about the bill does not help.

Hands sorting printed photos of a house, a folder of papers and a tape measure on a kitchen table
  • Recent sales of similar homes near yours, for less than your appraised value.
  • Errors in your record, such as the wrong square footage or a basement marked as finished.
  • Photos and repair estimates for problems that lower the value.
  • Your closing statement, if you bought the home for less than its appraised value.

More evidence helps. A price estimate from a website is not a sale, and an assessor does not count it. See how to find comparable sales and the Tennessee appeal guide.

If the Assessor keeps your value

The next step is the Wilson County Board of Equalization. The Board meets from the first business day of June. Call the Assessor’s call center at (615) 444-8661 to make an appointment. An owner or a family member can file. Anyone else needs a letter of authorization from the owner. In 2026 the Board took calls from May 26 to June 30. After the county Board, you can appeal to the State Board of Equalization. See the appeal dates for every Tennessee county.

Tax relief and tax freeze in Wilson County

Tennessee has programs that lower the tax for some homeowners. They do not change your appraised value. You can use a program and also ask for a review of your value.

Tax relief. For owners age 65 or older, owners with a disability, and disabled veterans or their surviving spouses. For the first two groups, the combined 2025 income of the owners and the applicant’s spouse must be $38,470 or less. The program pays part of the tax as a credit, and you do not repay it.

Tax freeze. For owners age 65 or older by December 31, 2026. The combined 2025 income must be $63,470 or less. The program holds the tax on your home at the amount for the year you qualify. The county’s freeze covers the county tax. Lebanon and Mt. Juliet each have a freeze for the city tax. The income limits are $51,790 in Lebanon and $63,470 in Mt. Juliet.

These are the limits for the 2026 tax year. Apply at the office of the Trustee by April 5, 2027. You can apply when you receive your 2026 tax bill. The phone number is (615) 444-0894.

Choose option 2 on the Trustee’s phone line for tax freeze and tax relief.

How the Tennessee relief programs work

When Wilson County reappraises

Wilson County set new values for every property in 2026. The next reappraisal is in 2029, on the state Comptroller’s schedule.

The county is on a 3-year cycle.

Your value stays the same between reappraisals unless the property changes or a review changes it. A sale does not reset it. If you bought your home for less than its appraised value, the county keeps the higher value until you ask for a review. See how a purchase price can lower your value.

A reappraisal does not raise the county’s total tax by itself. State law makes the county set a rate that brings in the same total as before. The county commission then votes on the rate for the year.
