How to read the map
Darker means valued higher
The color compares the county's appraised values with what homes sold for. Dark orange blocks are valued high for their price. Clear blocks are in line with the county.
Your few blocks, not your ZIP
We read the home sales within 0.2 miles of your address. Values can change from one block to the next.
Your own house still counts
Any area can hold a house the county values too high. A review compares your appraised value with the sales near your house.
What the map leaves out
Counties that set new values
Some counties set a new value on every home for 2027. Sales from before the change cannot show which new values are too high, so the map hatches these counties. We review each new value when it posts.
Counties not on the map yet
The map does not have home sales for a few counties yet. Our team reviews homes there by hand and replies within 1 business day.
The map counts homes of $50,000 or more sold on their own deed. It does not count a sale from before the county's last reappraisal.
Questions
What is a property tax hotspot?
A hotspot is a few blocks where the county values homes high for what they sell for. There, the county's appraised values sit 3% or more above what is usual in the county, for the price.
Does a hotspot mean my value is too high?
Not always. The map reads the homes that sold near you, not your house. A review compares your own appraised value with the sales near it.
My area is not a hotspot. Can my value still be too high?
Yes. The county can value one house too high in any area. A review looks at your house itself.
Where do the numbers come from?
From each county's appraised values and its recorded home sales. We compare each sale with what is usual in its county for the price.
Does TN.tax file in my county?
Yes. We file in every Tennessee county.
