Why the gap is that big

One plat, one model

The assessor does not value your unit on its own. A condo parcel number carries its horizontal-property plat in the first seven characters, and the whole plat is valued together by one mass-appraisal model. When that model is wrong, it is wrong for every unit in the building at once.

Your comparable sale is next door

A single-family appeal argues from houses that are similar. A condo appeal argues from units that are identical — same plat, same finishes, same year, already recorded and already public. There is nothing to estimate and nothing for the assessor to dispute about which sales count.

Almost nobody works them

55,188 condo units sit on the Davidson roll and 600 of them appealed in 2026 — about one in ninety. The evidence is the easiest to assemble in the county and it is the least used.

We can tell you the odds before you sign anything

Every recorded sale in your building is public, and so is what the assessor says each unit is worth. Divide one by the other across the whole plat and you get a single number: how far above the market the assessor is sitting. A plat needs about 20 recorded sales before its ratio is stable. Below that we say the reading is provisional rather than quoting it at you as though it were not.

When several owners in one building come in together, each one gets the same analysis, the same comparable sales and the same argument — and the assessor gets one coherent case about the building instead of four unrelated complaints about four units.

Each unit is still priced on its own. The fee is 40% of that unit's first-year saving if the owner lives there, and 30% if it is rented out. A unit whose value does not move pays nothing. There is no bundle to buy and no minimum number of neighbours.
