How Tennessee figures property tax

The county Assessor sets an appraised value for your property. You are taxed on part of it. That part is the assessed value. A home or a farm is assessed at 25% of its appraised value. Commercial and industrial property is assessed at 40%.

Appraised value × assessment ratio = assessed value
Assessed value ÷ 100 × tax rate = tax for the year

The tax rate is a charge on each $100 of assessed value. The county sets one rate. A city can add its own, and some school districts do too. The calculator adds them for you.

Where the rates come from

The rates are the 2025 certified rates from the Tennessee Comptroller, the latest the state has published. For Hamilton County, Knox County, Montgomery County, Rutherford County, Shelby County, Williamson County, the calculator uses newer rates that the county's own offices have published. The result shows the year of the rate it used.

A county that reappraises sets a new rate that year. Where a county has reappraised since the year of its rate, the calculator says so. See the rate and the reappraisal years for every Tennessee county.

The calculator does not know your appraised value. If that value is too high, the tax is too high. You can ask your county Assessor to review it. See the Tennessee appeal guide.

How is property tax calculated in Tennessee?
Multiply the appraised value by the assessment ratio, divide by 100, and multiply by the tax rate. The ratio is 25% for a home or a farm and 40% for commercial or industrial property. The rate is the county rate plus the city rate, for each $100 of assessed value.
What is the assessment ratio for a home in Tennessee?
25%. A home is taxed on a quarter of its appraised value. Commercial and industrial property is taxed on 40%.
Where do I find my appraised value?
On the assessment notice from your county Assessor, and on the county's record of your property. You can also enter your address on TN.tax, and we show you the county's record where we hold it.
Does Tennessee have a state property tax?
No. Each county sets a property tax rate, and a city can add its own. The state sets the assessment ratios and the reappraisal schedule.
Why is my tax bill different from the calculator?
The calculator uses the appraised value you enter and the published rate. Your bill can also carry a special district rate, a stormwater or other fee, or a tax relief credit. The rate for the current year may be newer than the one the state has published.
