The Memphis property tax rate

A Memphis property pays two rates. The Memphis City Council sets the city rate, and the Shelby County Commission sets the county rate. The city kept its rate for 2026.

Memphis property tax rate, 2026
Tax2026 rate for each $100 assessedA home’s tax for each $100,000 appraised
City of Memphis$2.58081$645.20
Shelby County$2.702382$675.60
Together$5.283192$1,320.80

A home is taxed on 25% of its appraised value. That part is the assessed value, and the rate is a charge on each $100 of it. At $5.283192, a Memphis home pays $1,320.80 a year for each $100,000 of appraised value. Figure the tax on your own value.

Who sends the bill and when it is due

A Memphis home gets two property tax bills a year. Both are figured from the value the Shelby County Assessor sets.

The city bill. The City of Memphis tax is due after the City Council sets the rate, usually in mid to late June. It is late after August 31. Interest is 1.5% for each month after that.

The county bill. The Shelby County Trustee takes the county tax from the first Monday of October. Pay in full by the last day of February to avoid interest.

An owner age 65 or older who lives in the home can pay the city tax in four parts, due August 31, November 30, February 28 and May 31. This program has no income limit.

Who sets the value

The Shelby County Assessor of Property sets the appraised value of every Memphis property. The city does not appraise property. If the value is too high, the tax is too high, and you can ask the Assessor to review it.

Memphis has a tax freeze of its own for the city tax, for owners age 65 or older with a 2025 income of $63,470 or less. For the 2026 city tax, the last day to apply was October 6, 2026. Shelby County has a freeze for the county tax, and that one is open until April 5, 2027.

Shelby County property tax has the Assessor’s office, how to ask for a review, the tax relief programs and the reappraisal years.
